Illustrative prices
What each home could cost
The price list isn't out yet. These estimates assume $2,850 psf at level 1, plus $15 psf for each floor above, so level 30 is $3,285 psf. They average $3,034 psf across all 1,268 homes.

Profit by floor band
Does a higher floor pay off?
What owners made when they resold at JadeScape, a comparable development nearby, averaged across all bedroom types.
Average gross profit per resale.
| Floor band | Median profit | PSF gain | A year |
|---|---|---|---|
| Low · #01–#10 | $368,000 | +$467 | 5.33% |
| Mid · #11–#20 | $362,800 | +$477 | 5.44% |
| High · #21–#23 | $387,200 | +$528 | 5.65% |
The takeaway
The trend rises with height, about $3K more profit for each floor. High floors (#21 and up) returned about $67K more on average than low floors, with the best psf gain and the best yearly return.
It holds like for like too: a 4-bedroom on #21 and up made $1.02M on average (7.81% a year), against $876K on floors #01–#10. Same layout, higher floor, bigger gain.
So at JadeScape, the premium for a higher floor came back to owners as stronger resale profit, on top of the better light, view and privacy while they lived there.

Profit is gross: sale price minus purchase price, before duties and fees. One 6-bedroom penthouse ($4.35M profit) is excluded as an outlier. Bedroom counts are inferred from home size.
